Estate With Vieyards And Olive Grove In The Heart Of Chianti
2,700 sqm-property built on 60 hectares of land, nine apartments with 14 bedrooms and 11 bathrooms, swimming pool with solarium, just 5 km from the UNESCO town centre
A 16th-century manor house with 16 hectares of organic DOCG and DOC vineyards, 9 hectares of olive groves, and two cellars dug into the tuff rock. It boasts three private lakes for water supply and a hunting reserve, in a dominant position with panoramic views of the towers of San Gimignano
Set in one of the most iconic locations on Siena's hills, on the slopes of San Gimignano, this organic farm is one of the most comprehensive and well-structured rural estates in the Tuscan country-luxury sector. The approximately 60 hectares of land comprise certified vineyards, olive groves, woodland, arable land, and pasture, while the 2,700 sqm of buildings house a 16th-century manor house, nine apartments for agritourism, and fully equipped technical and production facilities. Its elevation of 350 metres above sea level, the unobstructed view of the medieval towers and its location directly on the route of the Via Francigena give the estate a visibility and symbolic value that are difficult to replicate.
The historic heart of the property is the 16th-century manor house, fully restored to preserve its original character, featuring terracotta floors, wooden beamed ceilings, and fireplaces that evoke the authentic atmosphere of the finest Tuscan country homes. Surrounding it are the nine apartments that make up the agritourism complex, covering a total area of approximately 850 sqm: the apartments, created through conservation work, retain the typical features of Sienese rural architecture and each features a kitchen-diner, one or more bedrooms, a bathroom with shower or bath, independent heating and air conditioning. The total of 14 bedrooms and 11 bathrooms allows for the accommodation of up to 28 people in complete privacy. The remaining buildings, registered for agricultural use, house offices, cellars, warehouses, storerooms and storage areas, forming a self-sufficient and fully operational farm.
The production side is the heart of the business and represents the main driver of the estate’s value. The 16 hectares of organic vineyards are divided into three appellations: Chianti DOCG (approximately 10 hectares), Vernaccia di San Gimignano DOC (approximately 5 hectares) and a portion of international varieties such as Cabernet, Syrah and Chardonnay for the production of ‘Super Tuscan’ and IGT wines. The sandy-clay soil, rich in marine fossils from the Pliocene, imparts to the grapes – and in particular to the Vernaccia – a minerality and longevity that make them highly regarded in the major international wine markets. The olive grove, covering approximately 9 hectares with around 2,000 trees, completes the offering with a high-quality extra virgin olive oil, ideally suited for premium channels and high-end restaurants.
The cellars are an asset of extraordinary value: two chambers carved directly into the tuff, naturally temperature-regulated, which complement the cellars equipped with new vats and winemaking machinery. This infrastructure allows for the complete management of the production chain, from harvesting to fermentation, from ageing to bottling, without relying on external facilities. The estate is currently fully operational and independently managed, with a fleet of vehicles, machinery and specialist equipment for agricultural and winemaking operations, and utilises three private lakes within the estate for its water supply – a strategic asset of great importance for ensuring production continuity throughout the year.
The presence of a hunting reserve adds a further element of exclusivity and experiential potential for guests, in line with trends in high-end rural tourism.
Outside, the swimming pool, measuring approximately 6x12 metres with a big sunbathing terrace, is positioned to enjoy panoramic views of the medieval towers. The private garden, covering approximately 1 hectare, surrounds the main cluster of buildings, creating a well-tended, intimate space that separates the estate from the agricultural landscape.
