Extraordinary 14th-century Fortified Complex In Puglia
Ancient farmhouse of approximately 2,150 sqm with consecrated chapel, historic oil mill, and monumental olive grove of 1430 trees
Historic property covering 20 hectares of land and located between the Murgia countryside and upper Salento
Situated on the southern Murge plateau, at the strategic crossroads between the Itria Valley, the Murge countryside and upper Salento, this ancient farmhouse is one of the most complete and significant historic properties in the entire rural heritage of Puglia. A fortified complex of approximately 2,150 sqm, dating back to the 14th century, with a frontage of around 170 metres encompassing the ducal castle with its crenellated tower, the consecrated chapel, the historic oil mill converted into a restaurant, the underground ice house with cistern, the medieval mill, and a monumental olive grove of 1,430 trees overlooking the 20-hectare estate. The conservation restoration, carried out under the supervision of the Superintendency, has preserved the property’s historical integrity while restoring it to full functionality.
The central building of the complex is the Ducal Castle, built in the 15th century by Prince Giovanni Antonio Orsini Del Balzo, a representative of one of the most powerful families of the Middle Ages in Southern Italy, which dominates the surrounding landscape with its unmistakable crenellated tower. This structure, together with the new wing built in the late 19th century, houses most of the residence’s rooms and suites, furnished in full respect of the historic character and tradition of the estate. The stone ceilings, monumental fireplaces and splayed openings in the courtyard walls evoke an atmosphere of rare historical authenticity.
The estate offers a total of nine bedrooms and suites, distributed between the ducal castle and the other historic buildings. Each room is carefully furnished, blending contemporary comfort with the character of the original materials: Lecce stone, barrel vaults and terracotta floors. The nine private bathrooms complete the facilities, meeting standards befitting the prestige of the property.
The old underground oil mill, which still houses the original stone millstones, now accommodates a restaurant in an evocative setting that allows the entire complex to fulfil its vocation for luxury hospitality. The underground ice house is one of the largest and rarest in northern Salento, listed by the FAI, and retains a walk-through water cistern that connects two areas of the complex, thus offering a fascinating underground route. Among the perfectly preserved buildings of great historical value is also the medieval wine press, used for grape pressing until the early 20th century.
The chapel, built and consecrated in the first half of the 19th century, enriches the property with a rare spiritual element. The large 18th-century barn, the stables and the 19th-century farmhouses complete the built complex, forming a coherent and layered architectural ensemble that recounts seven centuries of southern Apulia’s history.
The majestic olive grove, comprising 1,430 monumental trees, dominates the entire property, extending over approximately 4 hectares of productive land with specimens of extraordinary botanical and landscape value. The remaining 16 hectares of surrounding land complete a property of rare size, nestled within the Terra delle Gravine Regional Nature Park, which ensures the landscape’s protection over time. The swimming pool and 23 private parking spaces round off the residence’s facilities.
