The flats, varying in size and located in the 3 buildings, each preserving a distinctive character and ancient charm. On the first floor of the largest house is the first flat, with a fireplace and a stone wall with an original niche. Warm colours and antique furniture create a cosy atmosphere. The master bedroom retains traces of an ancient washbasin, which was found during restoration work and probably dates back to the 19th century, and offers a spectacular view of the valley. The bathroom is spacious and bright, in shades of green. The entrance is enhanced by a pergola covered by an American vine. Also on the first floor, another larger flat features unique details such as a peasant niche and a fireplace with period utensils. The living room includes a built-in kitchenette with a refrigerator and dishwasher. The master bedroom is bright with two windows, and the bathroom is located opposite the second bedroom.
On the second floor, surrounded by oleander trees, there are two flats with views of the pool and the valley. The first flat has a romantic atmosphere with pink walls, maple furniture and a fireplace in the shape of a staircase that seems to lead to a secret passage. The sleeping area includes a double bedroom with a four-poster bed, a small living room with a writing desk and armchair, and a bathroom - curiously located in the remains of a 12th-century military watchtower. The flat also includes a second bathroom and a twin bedroom.
The second flat features a living room with a fireplace and a custom-made, foldaway kitchenette. The double bedroom with a four-poster bed and late 19th-century furnishings has a peach-coloured ensuite bathroom. The flat includes two further rooms and another bathroom.
On the ground floor, a flat with a small private garden dominated by a centuries-old olive tree, consists of a living room with a stone wall and an imposing fireplace, a double bedroom with a sitting area, and another 1950s-style bedroom and bathroom.
The main house also houses a restaurant, in full rustic Tuscan style, where guests can lunch and dine surrounded by beautiful stone walls, brick arches and beamed ceilings. The space is also ideal for activities such as cooking courses or private events.
The central house is home to an independent flat with an entrance door that opens onto a cosy living room with lilac walls, embellished by a large stone and wood fireplace. The ceiling with light wood beams creates a fascinating contrast with the terracotta floor. The kitchen is spacious, with a marble counter. Two stone steps lead to the sleeping area, which includes a bathroom with white tiles and orange plaster, and an aquamarine double bedroom. A stone corridor separates the flat from the barn where the olive oil mill producing extra-virgin olive oil is located.
In the lower house, a flat has a living room with a fireplace and a dining room connected by a brick arch. The sleeping area, in shades of blue, has a double bedroom and a bathroom. The external doors of the bedroom open onto a panoramic view of nature, which can be enjoyed from the private patio. Another flat has two entrances: one main entrance and one from the kitchen, which leads directly to the garden. The living room with a fireplace is cosy and, on the first floor, there are two bedrooms with private bathrooms. One of them is located in an extension area of the house, which was realised afterwards. It has a stone gable and lateral holes in the bricks that were used to insert the door post, typical of a main entrance. Finally, a flat on the upper floor, accessible via a stone staircase with brick columns, is the apotheosis of the peasant atmosphere. This flat consists of a living room and three bedrooms.
Outside, a lush park surrounds the hamlet and extends over more than 5 hectares. In the area closest to the farmhouses is a large, 16x9-metre panoramic swimming pool and an adjacent children's pool, a playground, a sports corner and an open-air kitchen with a wood-burning oven and barbecue.
All around continue the land serving the organic farm, which includes vineyards, olive groves, arable fields and fruit trees. The vineyards cover a total of about 5,000 sqm, including 3,000 sqm of Moscatello di Subbiano, an ancient local product that only this farm produces, and 2,000 sqm of red grapes. 3,000 olive trees allow the production of a high-quality Tuscan extra virgin olive oil, and also a small special production, made with 35 varieties of olives taken from the small olive germplasm bank on the property. Finally, 3,000 sqm of land are dedicated to the cultivation of saffron. A big car park a short distance from the houses completes the property.
Buying this agritourism resort means investing in a piece of Tuscan paradise, where history and nature come together to offer a unique experience. The tranquillity of the countryside, the beauty of the surrounding landscapes and the proximity to art cities such as Arezzo, Siena and Florence make this property an opportunity not to be missed.
