18th-century Complex In The Heart Of The Friuli Plain
Structure of six buildings for 2,400-sqm protected by the Ministry of Cultural Heritage
Property extending over approximately 2 hectares and featuring an English park, vineyard and arable land just minutes from the UNESCO site of Palmanova
Situated along the historic route linking Udine to Palmanova is this 18th-century property covering 2,400 sqm, which is listed by the Ministry of Cultural Heritage. The complex comprises six buildings in the traditional Friulian style, arranged around a leafy courtyard featuring a monumental cedar tree; over the years, it has remained faithful to its original 18th-century layout without undergoing any significant alterations. The property covers approximately 2 hectares, including an English-style park of around 1.5 hectares, a vineyard and arable land, just 6 minutes from Palmanova (a UNESCO World Heritage Site) and 25 minutes from the historic centre of Udine.
The main building, the oldest and architecturally most distinguished, has always been used for entertaining and as the owners’ residence. The white marble entrance staircase, with its wrought-iron and wooden balustrade, leads into the living areas. The polychrome geometric majolica floors, each room featuring a different design, are among the most characteristic decorative features of 18th-century Friulian noble residences.
The spacious living room features a ceiling with exposed dark wooden beams, a white marble fireplace with a gilded mantelpiece, and a wooden arched window overlooking the garden. The study-library is one of the rooms with the most character, with its dark wooden beamed ceiling, herringbone parquet flooring, carved walnut desk, monumental sideboard and framed geographical prints on the walls.
The barchessa, a building formerly used as a wine press for grape processing and as a silkworm rearing house, bears witness to the complex’s historical vocation as the very heart of a small agricultural production economy, serving as both an organisational and residential centre. The lemon house and a further building (historically used as the residence of the estate manager) complete the ensemble. The former stables on the ground floor of the north building, with the barn on the first floor, round off the complex with their simple, functional architecture.
The English-style park, covering approximately 1.5 hectares, is laid out around a monumental cedar tree, featuring a system of lawns, paths and mature trees that preserve the villa’s privacy and dignity. The vineyard, covering approximately 4,250 sqm, adds a productive dimension to the estate, in keeping with the agricultural tradition of the Friuli region and the property's history.
