On top of a panoramic hill in the province of Terni, there is this charming 19th-century farmstead for sale, surrounded by 14 hectares of land including olive groves and olive oil production.
A fantastic white road surrounded by olive groves leads to the property's large parking lot located just before the garden.
This luxury complex for sale is currently a tourist reception facility and is composed of a barn for agricultural use and two finely renovated stone farmhouses which have kept their original features such as bare stone walls, arches with exposed bricks and old wooden beams.
On the ground floor of the main farmhouse there is a magnificent hall (born from the renovation of the old stable), featuring some typical, small vaults on its ceiling and a big fireplace. Walking down this floor, connected to the restaurant hall, there is a rustic-style kitchen equipped with a big fire which is perfect for grilling.
This farm holiday center for sale includes a total of nine bedrooms: five are on the ground floor and directly overlooking the garden, while four are on the first floor with a beautiful view over the countryside. The bedrooms all feature high-quality wooden flooring, are bright, spacious, and have been furnished with taste and simplicity, but with great attention to detail. They are all equipped with a big, en-suite, windowed bathroom.
The upper floor is also home to a charming living room with a fireplace, this room leads to the bedrooms and an ideal meeting place, where you can drink a cocktail or play boardgames.
The farmhouse is surrounded by a luxuriant 5,000 m2 garden which is home to a wonderful swimming pool with a complete view over the valley just below the property. This is the ideal place to relax but you can also have a lovely walk down the path winding through the fields and olive groves.
To complete this complex for sale there are also an old renovated oven and two old stone tubs once used as a washhouse.
This old farmstead's setting hasn't changed with the passing of time and it is place where culture and traditions perfectly blend with a natural landscape of refined beauty, furthermore, its strategic position between Umbria and Tuscany makes it ideal for those who wish to live in the countryside but also be just a few kimometres away from the main services and culturally interesting sites.

Terni

Terni is an Italian municipality located in central Umbria. Since the 19th Century, when the first steel mills were created, Terni has always been a city with a high rate of industrial development.
Also known as the "City of Lovers " since St. Valentine was a bishop here and his remains are kept here.  The symbol of Terni is the dragon Thyrus O Tyre, the protagonist of the legend that says he fought a brave knight who managed to defeat him and thus releasing Terni from its yoke.
Even though the city is densely inhabited, there are many prestigious villas and luxury farmhouses in Terni's most strategic and attractive locations in its outskirts and nearby villages.
In addition to being  lovely and charming, there is a pleasant climate with mild and comfortable weather, thanks to the Mediterranean climate zone.
Among its monuments and places of interest, there are the ruins of the Fausto Amphitheatre and the Ancient City Walls, the Cathedral of Terni, the Church of St. Francis, the Basilica of Saint Valentine, the Palazzo Spada, Piazza della Repubblica, Piazza Solferino, the Archaeological Museum and the wonderful Marmore falls.
